Contact details, map & tips →Tips for choosing real estate in St. Maarten
- The island has two sides, Dutch Sint Maarten and French Saint-Martin, and buying rules and paperwork differ between them, so ask your agent to explain the process for the side you choose.
- Work with an independent local lawyer or notary to check title and handle the transfer.
- Visit in person before you buy and compare a few neighbourhoods, from lively Simpson Bay to quieter areas on the French side.
- If you plan to rent the property out when you are away, ask agencies about rental demand and property management options.
- Factor in closing costs, insurance and upkeep alongside the purchase price, and ask for a written breakdown.
